How transfer duty is worked out in Victoria
Duty is charged on a sliding scale. A property value falls into a band, and the duty is a fixed amount for that band plus a rate on the amount above the band's floor. Duty is charged as an exact percentage and rounded to the nearest whole dollar, with exact halves rounded down.

First home buyer duty reduction
No duty up to $600,000. Between $600,000 and $750,000 the duty is the full duty at the purchase price, multiplied by how far the price sits through that range.

Land tax on a single holding
Land tax is charged on the unimproved land value rather than the purchase price. A home you live in is generally exempt, so this page applies land tax only when you tell it the property is being rented out; other holdings, including vacant land, can be taxable on rules this page does not model.

Do first-home buyers pay transfer duty in Victoria?
VIC records a first-home concession in its 2026–27 rate data: no duty applies up to $600,000, with a reducing concession above that up to the cap shown in the concessions section. Eligibility conditions apply and are listed with each concession.
What is the highest duty band in Victoria?
The top band of the VIC 2026–27 scale begins at $2,000,000. Above that value the same rate applies to every additional dollar, so duty rises in a straight line rather than stepping again.
What are the registration fees in Victoria?
Registration fees are separate from duty. VIC charges a transfer-registration fee and, where there is a loan, a mortgage-registration fee. Both are set out above — as an amount where the fee is flat, and as a scale where it varies with value — and both are included in the upfront figure this page calculates.
When does land tax apply in Victoria?
Land tax is charged on the unimproved land value, not the purchase price, and only above a threshold. In VIC the first band that carries a charge begins at $50,000 for a single holding. This page applies land tax only when you tell it the property is being rented out.
When does mortgage insurance apply?
Lenders generally require mortgage insurance when the loan is more than 80% of the property value — that is, when the deposit is under 20%. At exactly 80% no premium applies. Premiums are set by insurers and lenders and are not published, so the figure here is the midpoint of an indicative published range, not a quote; your lender's premium will differ. What does the weekly figure include?
Loan repayments, council rates, water, insurance, strata levies where you enter them, and a maintenance allowance. For a rental it also includes management fees, a vacancy allowance and land tax where it applies. Every one of those figures starts from a published benchmark, is editable, and opens its own working.
How current are these Victoria rates?
These are the 2026–27 tables. The VIC rate component was last verified on 6 July 2026; each source and the date it was individually checked are listed on the sources page. Contract dates outside the 2026–27 range are not calculated: the page says so rather than applying the wrong year's rates.
