How transfer duty is worked out in Tasmania
Duty is charged on a sliding scale. A property value falls into a band, and the duty is a fixed amount for that band plus a rate on the amount above the band's floor. Duty is charged per $100 of value or part thereof, and cents are retained in the result.
| Property value | Fixed amount | Then |
|---|---|---|
| Over $0, up to $3,000 | $50 | no duty on the amount above |
| Over $3,000, up to $25,000 | $50 | $1.75 per $100 or part thereof above $3,000 |
| Over $25,000, up to $75,000 | $435 | $2.25 per $100 or part thereof above $25,000 |
| Over $75,000, up to $200,000 | $1,560 | $3.50 per $100 or part thereof above $75,000 |
| Over $200,000, up to $375,000 | $5,935 | $4.00 per $100 or part thereof above $200,000 |
| Over $375,000, up to $725,000 | $12,935 | $4.25 per $100 or part thereof above $375,000 |
| Over $725,000 | $27,810 | $4.50 per $100 or part thereof above $725,000 |
Duty concessions recorded for Tasmania
The TAS 2026–27 rate data records no duty concessions.
Registration fees
Registration fees are separate from duty. Both are included in the upfront figure above.
| Fee | Amount | Charged on |
|---|---|---|
| Transfer registration | $256.76 | a flat amount |
| Mortgage registration | $167.58 | a flat amount |
Land tax on a single holding
Land tax is charged on the unimproved land value rather than the purchase price. A home you live in is generally exempt, so this page applies land tax only when you tell it the property is being rented out; other holdings, including vacant land, can be taxable on rules this page does not model.
| Land value | Fixed amount | Then |
|---|---|---|
| $0 to just under $125,000 | $0 | no land tax on the amount above |
| $125,000 to just under $500,000 | $50 | $0.45 per $100 above $125,000 |
| $500,000 and above | $1,737.50 | $1.50 per $100 above $500,000 |
Questions about Tasmania property costs
How is transfer duty calculated in Tasmania?
Transfer duty in Tasmania is charged on a sliding scale. The property value falls into a band, and the duty is a fixed amount for that band plus a rate on the amount above the band's floor. Duty is charged per $100 of value or part thereof, and cents are retained in the result. The full 2026–27 scale is in the table above.
Does Tasmania have a first-home duty concession?
The TAS 2026–27 rate data this calculator uses records no first-home transfer-duty concession. Grants and schemes outside transfer duty are administered separately and are not part of this calculation.
What is the highest duty band in Tasmania?
The top band of the TAS 2026–27 scale begins at $725,000. Above that value the same rate applies to every additional dollar, so duty rises in a straight line rather than stepping again.
What are the registration fees in Tasmania?
Registration fees are separate from duty. TAS charges a transfer-registration fee and, where there is a loan, a mortgage-registration fee. Both are set out above — as an amount where the fee is flat, and as a scale where it varies with value — and both are included in the upfront figure this page calculates.
When does land tax apply in Tasmania?
Land tax is charged on the unimproved land value, not the purchase price, and only above a threshold. In TAS the first band that carries a charge begins at $125,000 for a single holding. This page applies land tax only when you tell it the property is being rented out.
When does mortgage insurance apply?
Lenders generally require mortgage insurance when the loan is more than 80% of the property value — that is, when the deposit is under 20%. At exactly 80% no premium applies. Premiums are set by insurers and lenders and are not published, so the figure here is the midpoint of an indicative published range, not a quote; your lender's premium will differ. How that estimate is built is set out on the mortgage insurance methodology page.
What does the weekly figure include?
Loan repayments, council rates, water, insurance, strata levies where you enter them, and a maintenance allowance. For a rental it also includes management fees, a vacancy allowance and land tax where it applies. Every one of those figures starts from a published benchmark, is editable, and opens its own working.
How current are these Tasmania rates?
These are the 2026–27 tables. The TAS rate component was last verified on 6 July 2026; each source and the date it was individually checked are listed on the sources page. Contract dates outside the 2026–27 range are not calculated: the page says so rather than applying the wrong year's rates.
How this page works
Behind these pages is a deal-analysis app for Australian property buyers. It keeps a shortlist of properties side by side under identical assumptions, for the length of a purchase campaign. Your shortlist, under identical assumptions.
The numbers you enter never leave your browser — all calculation happens on this page; your figures are never sent to us or anyone else. Like any website, our host records standard aggregate request logs (IP address, pages requested) to serve the page.
TAS 2026-27 rates data verified on 6 July 2026. Every source is listed on the sources page.
Lenders Mortgage Insurance is shown as an indicative band, not a quote. Insurers publish estimator tables rather than their actual premiums, so the figure here is a midpoint of a published range and your lender's premium will differ. How the mortgage insurance estimate is built.
Investor figures here are before tax. Negative gearing and depreciation change the after-tax position and are modelled in the app, not on this page.
