How transfer duty is worked out in Northern Territory

Duty is charged on a sliding scale. A property value falls into a band, and the duty is a fixed amount for that band plus a rate on the amount above the band's floor. The final duty is rounded down to the nearest 5 cents.

Registration fees

Registration fees are separate from duty. Both are included in the upfront figure above.

Transfer registration $181 a flat amount
Mortgage registration $181 a flat amount

Land tax on a single holding

Land tax is charged on the unimproved land value rather than the purchase price. A home you live in is generally exempt, so this page applies land tax only when you tell it the property is being rented out; other holdings, including vacant land, can be taxable on rules this page does not model.

The NT rate data records no land-tax schedule for a single holding, so this calculator shows no land tax here.

Questions about Northern Territory property costs

How is transfer duty calculated in Northern Territory?

Transfer duty in Northern Territory is charged on a sliding scale. The property value falls into a band, and the duty is a fixed amount for that band plus a rate on the amount above the band's floor. The final duty is rounded down to the nearest 5 cents. The full 2026–27 scale is in the table above.

Does Northern Territory have a first-home duty concession?

The NT 2026–27 rate data this calculator uses records no first-home transfer-duty concession. Grants and schemes outside transfer duty are administered separately and are not part of this calculation.

What is the highest duty band in Northern Territory?

The top band of the NT 2026–27 scale begins at $5,000,000. Above that value the same rate applies to every additional dollar, so duty rises in a straight line rather than stepping again.

What are the registration fees in Northern Territory?

Registration fees are separate from duty. NT charges a transfer-registration fee and, where there is a loan, a mortgage-registration fee. Both are set out above — as an amount where the fee is flat, and as a scale where it varies with value — and both are included in the upfront figure this page calculates.

Is there land tax in Northern Territory?

The NT rate data records no single-holding land-tax schedule, so this page shows no land tax for a Northern Territory property.

When does mortgage insurance apply?

Lenders generally require mortgage insurance when the loan is more than 80% of the property value — that is, when the deposit is under 20%. At exactly 80% no premium applies. Premiums are set by insurers and lenders and are not published, so the figure here is the midpoint of an indicative published range, not a quote; your lender's premium will differ. How that estimate is built is set out on the mortgage insurance methodology page.

What does the weekly figure include?

Loan repayments, council rates, water, insurance, strata levies where you enter them, and a maintenance allowance. For a rental it also includes management fees, a vacancy allowance and land tax where it applies. Every one of those figures starts from a published benchmark, is editable, and opens its own working.

How current are these Northern Territory rates?

These are the 2026–27 tables. The NT rate component was last verified on 15 July 2026; each source and the date it was individually checked are listed on the sources page. Contract dates outside the 2026–27 range are not calculated: the page says so rather than applying the wrong year's rates.

How this page works

Behind these pages is a deal-analysis app for Australian property buyers. It keeps a shortlist of properties side by side under identical assumptions, for the length of a purchase campaign. Your shortlist, under identical assumptions.

The numbers you enter never leave your browser — all calculation happens on this page; your figures are never sent to us or anyone else. Like any website, our host records standard aggregate request logs (IP address, pages requested) to serve the page.

Lenders Mortgage Insurance is shown as an indicative band, not a quote. Insurers publish estimator tables rather than their actual premiums, so the figure here is a midpoint of a published range and your lender's premium will differ. How the mortgage insurance estimate is built.

Investor figures here are before tax. Negative gearing and depreciation change the after-tax position and are modelled in the app, not on this page.
